BOTANICA SETS NEW PRICE BENCHMARKS
Botanica Waterfront off Paluma Road, Cannonvale, continues to set
new price benchmarks for absolute waterfront land in the area.
A 2000 square metre block of land bought for $500,000 just 18 months
ago has re-sold for $750,000.
The purchaser is Club Crocodile founder Peter Thynne, currently
living in Noosa after selling out of the company in 2002.
“I’ve never seen a more awesome block of land on the
Queensland coast,” he said. “In fact, what the developers
have done at Botanica is quite mind-blowing. The Whitsundays has
finally come of age.
“When you look at prices in places such as Port Douglas and
Noosa you realise that waterfront land such as that at Botanica
is still reasonably priced. I can’t think of anywhere better
to park one’s investment dollars. I look forward to creating
my dream home there.”
Sold-out Botanica Waterfront (19 waterfront and hillside lots)
is the first stage of the 100 acre master-planned Botanica Estate
development by former Sydney advertising gurus Janet and Ralph Hogan.
Just two lots out of 12 remain at The Ridge, the second stage of
the project. A further 14 lots at The Ridge will be released shortly.
Set amid pristine bushland The Ridge has elevations of 75 –
115 metres with spectacular north-east ocean views to the Whitsunday
islands, well protected from the glare of the afternoon sun.
With much of the Whitsundays set aside for high-density development,
Janet believes the four things that everyone will be looking for
in the future will be views, space, privacy and security.
“The Botanica Estate project offers all that within a botanical
environment, yet the bustling, cosmopolitan township of Airlie Beach
is just a few minutes’ drive away.” she said.
Security gates at the entrance to Botanica Estate will be installed
in the next few weeks and construction is well advanced on the estate’s
first two homes. The genuine quality of these homes is a testament
to the natural beauty and panorama of Botanica.
Another Botanica Waterfront owner observed. “The value of
our property has risen by more than 55% in a little over 12 months
which clearly elevates Botanica into a class of its own. This level
of quality and investment has been sadly lacking in the past and
it’s great to see the Whitsunday mainland finally achieving
this lift in residential infrastructure.
“As I see it, the problem for purchasers in the near future
is not going to be so much the price of waterfront or genuine seaviews,
but availability. This would appear to be borne out by the number
of long-time locals moving on what quality lots remain.
“As I recollect it was only about 12 months ago that the
first house sale broke the $1 million barrier. These recent land
sales would have to ensure that figure will double in the near future.”
Two hillside lots at Botanica Waterfront have re-sold within months
of being bought bringing a profit of $100,000 for the original purchasers.
Janet and Ralph Hogan have also built a magnificent Balinese-style
oceanside house on the estate.
